Bowling, burgers, and video games: a new American-style entertainment centre proposed for Cap d’Ail

A new entertainment venue featuring an American-style diner, gaming lounges, and a bowling alley could soon open in Cap d’Ail. MITO Investments has submitted a €3 million proposal to transform a prime commercial space in the Z.A.C. Saint Antoine complex into a state-of-the-art leisure centre. The project is one of several currently under review by local authorities following the recent call for applications.

The proposed venue would span 1,273 m² on the ground floor of the Z.A.C. Saint Antoine complex, an area adjacent to Monaco’s Fontvieille district. If approved, the centre will offer eight bowling lanes, a dining area inspired by classic American diners, and dedicated spaces for video games, sports simulators, and e-sports tournaments. MITO Investments is a Miami-based holding company led by Italian entrepreneur Mirko Tocchio.

“With this project, we aim to offer Monaco a new entertainment destination that is innovative and suitable for all ages,” said Tocchio in a statement. “Our lounges, featuring video games and sports simulators, will create a space where young people can have fun, while the entire venue will be designed to cater to all visitors.”

The project aligns with the vision of local authorities who, in announcing the business opportunity in January, called for entrepreneurs to develop a dynamic recreational facility, catering to a wide range of activities and attracting both local residents and visitors. They envision a bowling facility as a central feature as well as a snack bar for patrons. 

The commercial space in question is located in the lower section of the Z.A.C. Saint Antoine area of Cap d’Ail. The call for applications to lease the premises closed on 14th February, and local authorities are now reviewing proposals from interested entrepreneurs. 

The financial terms for leasing the space have been outlined by the Société Domaniale d’Exploitation. The arrangement includes an annual variable rent set at 6% of the net annual turnover, with a minimum guaranteed annual rent of €318,250, inclusive of all taxes.

The development comes in the wake of the closure of the Ni Box, a former entertainment venue in Monaco that was demolished to make way for the new Mareterra district.

If approved, the entertainment centre is expected to be completed within one year.
